The house we are thinking about...

Visited the house this morning with the llampista who can do electrics, plumbing and gas. There is no gas, no hot water and the electrics are minsy....

Visited with the architect who is the in-situ building inspector...lots of info....

Here are some photos. They do NOT do it justice.

GOODNESS it has Vaulted ceilings on the ground floor. These are Catalan vaults and are spectacular....let's just say that the ceilings are all vaulted in a very very traditional way with brick...under the plaster that we would remove.

This is the view from the front door....that first wall would go.

One of the upstairs bedrooms, looking back through the hallway to one of the last bedrooms,

A view of the roof and the front window,

The loft in the middle bedroom, it is L shaped and needs banisters.

and stairs.

This is a view of the garden, we would remove those two rooms on the right, one of which is the only bathroom, but leave the vaulted ceiling you can just make out.

Lovely tilework on the stairs.

The view out the back door into the garden.

A very traditional kitchen sink. This would stay.

The rubber gloves could go though.

So?????

Fab-u-lous!!! The ceilings, the tile work, the chalky paint . . . a dream house for sure!

I would always rather have a fixer-upper. (Can you tell?)

Hoo doggies! Such gorgeous detail. If the rest is fixable (like water, electricity, gas) then in your wildest imaginings, can you see yourself living there? If so, go for it!

FABULOUS.
Go for it.
Is the plumbing, electricity, gas being installed or just modernizeD?
How about a good bathroom with a decent shower?GM

The only bathroom at this time in the back garden, there is a shower of sorts and a toilet. No sink. There is nowhere for a washing machine, the basin on the left of the garden photo is for washing clothes. The only water in the house is a single ball valve through the wall into the kitchen sink. Cold only. The electricity is 15 amp and light. It has no gas, I think she cooked either on a wood stove (!!!) or on bottled gas, this I think is unlikely, but possible.

SO,

The bathroom and mechanical installations would all be brand new. There would be three bedrooms, at this point we would not be putting a second bathroom upstairs as the bedrooms are so nice and I would have to think about that pretty hard before going any further.

The roof needs a whole bunch of work.

We will be low-balling the offer and if we get it, we will not be land tycoons, we would sell in TO.

Fingers crossed for the decent shower.

I love the house in many ways, it will be a LOT of work, and could be quite lovely.

However I can also let it go. Seems a bit like a destiny thing...if we get it, well, it was meant to be, if not, well, not.
